Tucked away in the back of an alley in Zaichaer is the Hobbled Gobbler, owned and operated by Franky. Franky opened the tavern to cater to all, but with emphasis on home cooking and sharing of cultures of races deemed lesser than in Zaichaer.

Ground Floor

Bar Area - The bar is a long hall where all drinks and meals are provided, and is a large, spacious room. There is one long train communal table in the center of the room, and several small private tables scattered about along the walls. There are four hearths on the two long walls to provide warmth and light. At the end of the hall is the bar area, which is a wrap around counter that can seat up to twenty comfortably. Meals and drinks here are seasonal in their availability, and Franky is always looking to learn new recipes for his clientele. Near to the bar is the stairs that led up to the rental rooms and long term apartments.

Kitchen Area - On the other side of the wall from the bar area is the large kitchen. It is big enough for a full staff to cater everyone stopping in. The kitchen has a set of stairs that leads downstairs to the basement warehouse, as well as a private set of stairs leading up to Franky's apartment.

Second Floor

The Second Floor is divided into two sections. One section is reserved for customers that have rented a room. This section is divided into two hallways, each locked to keep the cheaper patrons separate from those with more money. The Cheap Hall has 12 Bedrooms and 2 Bathrooms to be shared by the renters. The rooms here are pretty much simply a bed. They lack windows and adornment and really are mostly used by those passing through or need a place to sleep off their drink. The Nicer Hall has 3 Common grade bedrooms, with beds, furniture, and small, private bathrooms. It also has one Luxurious grade bedroom, with a king sized bed, a sitting area, a bathroom with a bathtub and shower, and many other nice amenities, including windows over looking the road. This entire section may be accessed by the stairwell in the bar area.

The other section of the Second Floor is Franky's Office and private apartment. He is the only person with access to these areas, keeping them locked regularly. This section can be accessed by the stairwell in the kitchen.

The Basement is storage, accessible by the stairwell in the kitchen, as well as a large, wagon ramp in the back of the building. It is filled with all the necessities needed to run a tavern and is closely guarded by Franky.

Hello!

I think this business looks good! I say consider it approved, and I noticed you have placed the location in the community development forum as well. My suggestion there make sure you include your price list in your location writeup, and if you ask nicely I bet the mods of Zaichaer will let you use the city template as well!

Bear in mind that the Tavern (Elaborate) price covers the tavern itself, including a basic kitchen, common room, and bar area. If you would like to add additional lodging that will need to add to the price as well. We can make some allowances and say there maybe 1 or 2 rooms in the Elaborate Tavern, but if you want to have space for multiple guests please purchase additional rooms for it. This also extends to additional furniture as well. If you would like to fully outfit the tavern with more than just basic tables, and have additional addons, those can also be purchased at this time as well.

Give it some thought, and if you would like to add more to the Tavern simply update this thread!

I appreciate the help but now I'm a bit more confused. I took a closer look at the price list and found the square footage section (I didn't see it the first time).

It lists all 3 types of taverns being limited to a 400 square foot size for their pricing. That seems wholly unfeasible, especially when taking into your statement that Elaborate would be a Kitchen, Common, Room, Bar Area, and 1-2 lodging rooms. 400 square feet is roughly a 2 car garage (20x20).

I'm now not quite sure what to invest his debt in, and I also can't find any descriptions as to what the differences between Simple, Elaborate, or Luxurious are. I could use some additional guidance before I'm able to continue on this, because there's simply too many unknowns in this for me to begin designing it in more detail.

I appreciate any help you can give and thank you so much for the help given so far!

The price list is a living document that needs quite a bit of updating. Shoot me a message on discord and we can talk some of the details. In general though Elaborate should be fully furnished version of what you are purchasing, so everything you need for that location to be functional. In the case of a tavern that would be the bar, common room where the tables and stuff are, and the kitchen. It isn't defined but I'd be fine allowing for a couple of beds too since taverns can sometimes offer some boarding but we would want to add additional beds if you want to sleep more than a couple. Same with the kitchen it would be just enough to get the job done, so if you want more refined food than just roasted mean and stew you would need a bigger kitchen.

The descriptions will be updated over time, but for now we can work out between us what Franky needs to get his business going.

Cost per what price list says, without inclusions/deductions per Mirage

29,400 sq ft of Elaborate Tavern - 400 sq ft (Starting Package house) = 29,000 sq ft
29,000 sq ft of Elaborate Tavern / 400 sq ft (the amount given when purchasing an E. Tavern) = 72.5
72.5 purchases of 400 sq ft E. Tavern x 2500gp = 181,250gp

This is me just following the price list exactly, so you have the math available for the perspective, Mirage. To me, that number seems insane.

Deductions suggested by Mirage:
-1 Bar Area (7000 sq ft)
-1 Kitchen Area (2800 sq ft)
-1 Common Room (1400 sq ft)
-2 Rooms, Common (1200 sq ft)
= 12,400 sq ft deduction

29,000 total sq ft - 12,400 sq ft = 16,600 sq ft

This 16,600 sq ft remaining is broken down as such:
1000 sq ft for an Office
9800 sq ft for warehouse space
5800 sq ft total bedroom space + hallways

1000 sq ft Office (Elaborate) is 1500gp/400sq ft, so 3750gp.
9800 sq ft for warehouse space (Storage Simple) is 250gp/400sq ft, so 6,125
5800 sq ft for bedrooms breaks down to:
1 Common Room 600 sq ft (Bedroom Elaborate) is 2000gp/400sq ft so 3,000
1 Luxurious Room 1200 sq ft (Bedroom Luxurious) is 10,000gp/1600sq ft, so 7500gp
4000 sq ft for remaining (Bedroom simple + hallways) is 350gp/400 sq ft 3500gp

So total cost of just rooms (not furnishings) is 23,875, assuming my deductions and such suggested by Mirage are accurate.
